North Point Mall Next Chapter In Alpharetta

What North Point Mall’s Next Chapter Could Mean For Alpharetta And Milton

For years, North Point Mall has been a landmark for weekend shopping trips, back to school errands and holiday memories. Over time, though, the area has felt a little quieter as new lifestyle centers and mixed use districts have opened nearby.

Now Alpharetta has taken a major step toward rewriting that story.

In November, the Alpharetta City Council approved a new Tax Allocation District, or TAD, that surrounds North Point Mall and the surrounding commercial corridor. The district covers hundreds of acres and is specifically designed to support a long term transformation of the area from a traditional mall into a walkable, mixed use destination with homes, entertainment, offices, parks and trails.

City studies suggest that over time the North Point area could support roughly two thousand six hundred housing units and nearly three million square feet of commercial space. Concept plans and public conversations also include the possibility of a professional hockey arena if the National Hockey League chooses to expand in the Atlanta region.

For current and future homeowners in Alpharetta and Milton, this is more than a mall story. It is a signal of where the city is heading and how lifestyle and real estate value could evolve in the years ahead.

What The New Tax Allocation District Means

A Tax Allocation District is a financing tool that helps cities pay for public improvements in areas that need new life. In simple terms, it allows a portion of future tax growth inside the district to be reinvested back into that same area for things like streets, parks, trails and infrastructure.

In the case of North Point, property values around the mall have declined in recent years and tax revenues have dropped. The TAD is meant to reverse that trend by making it easier to fund the improvements that will attract new private investment and high quality development.

The North Point Development Framework that the city adopted earlier in the year paints a picture of what that could look like. It imagines a greener, more walkable district built around Big Creek and the Greenway, with a network of new streets, trails and open spaces that connect homes, shops, offices and entertainment.

Why North Point’s Revitalization Matters For Everyday Life

If you live in Alpharetta or Milton, you already know how valuable it is to be close to Avalon, Downtown Alpharetta and the Big Creek Greenway. North Point has the potential to become another signature destination that ties all of those experiences together.

If the current vision moves forward, residents could eventually see:

  • New housing choices close to shopping, dining and entertainment

  • A stronger trail network with more connections to the Greenway and Alpha Loop

  • Parks and public spaces that feel like true gathering spots

  • More options for office space, hotels and events in the North Point corridor

For families, that might look like riding bikes along the Greenway, grabbing dinner and then walking to a concert or a game without getting back in the car. For professionals, it could mean living closer to work and having more amenities within a short drive.

The Hockey Conversation And Regional Attention

One of the most talked about parts of the plan is the possibility of a professional hockey arena at or near the North Point site. An investor group has already identified North Point as a preferred location if the National Hockey League chooses to bring a team back to the Atlanta area, which would be in competition with another proposed arena in Forsyth County.

City leaders have been clear that the approval of the TAD is not only about sports. The focus is on creating a healthy, vibrant district that works with or without an arena. At the same time, the new district gives Alpharetta a stronger position if league expansion conversations move forward.

For homeowners, the hockey discussion simply underscores how strategic this location is and how much regional attention is now focused on the North Point corridor.

Potential Impact On Real Estate In Alpharetta And Milton

Redevelopment on this scale usually unfolds over many years, not months. There are still important steps ahead, including securing private investors and finalizing specific site plans. Even so, the direction is clear. North Point is shifting from a single use retail center toward a full lifestyle district.

Over time, projects like this can:

  • Support property values in nearby neighborhoods by adding amenities, jobs and demand

  • Increase buyer interest in the surrounding area, especially for people who value walkability and mixed use living

  • Bring new housing supply that may include apartments, townhomes and possibly for sale units at a range of price points

For current residents, it is helpful to think of this as a long horizon opportunity. Construction will come in phases, and some years may feel more like transition than transformation. For future buyers who are considering a move to Alpharetta or Milton, the North Point story is another reason this part of North Fulton feels like a smart long term choice.

What To Watch Next

At this stage, the TAD and the framework plan give the city a clear roadmap and a financial tool. The next chapter will depend on which development teams step in and how they choose to interpret that vision.

Key milestones to watch for include:

  • Announcements of master developers or anchor projects on the mall site

  • More detailed site plans that show where homes, retail, parks and possible entertainment venues will go

  • Updates on trail and green space connections, especially to Big Creek Greenway and Alpha Loop

  • Any formal proposals related to an arena or professional sports tenant

I will continue to follow this closely and share updates as the picture becomes clearer. For now, it is an exciting sign that North Point’s best days may still be ahead, and that Alpharetta and Milton residents will benefit from a more connected, experience driven district right in their own backyard.
