That’s why I take pricing seriously, digging into recent sales, evaluating current market conditions, and making sure we strike the right balance between attracting buyers and protecting your equity.

If you’ve kept your home in showroom condition since you’ve lived in it, you’re in the minority of homeowners. Once you price your home, it’s time to start getting it ready to be shown to potential buyers. This includes getting rid of clutter, depersonalizing the space so that buyers can envision themselves in the space, making any small repairs, and doing a deep clean to make sure your home is in pristine condition.
Once your home is ready, I’ll create a custom marketing strategy designed to get it in front of the right buyers as quickly as possible. That starts with professional photography, drone shots to highlight the exterior and surrounding area, and a walk-through video that brings your home to life online.
From there, we launch a targeted digital campaign that includes social media ads, agent-to-agent networking, traditional exposure, and SEO-backed listing promotion. The goal is to generate as much interest and foot traffic as possible, especially in those critical first three weeks. My team and I focus on creating maximum visibility so your home stands out and attracts serious, qualified buyers right away.
Receiving an offer is an exciting moment, but it’s just the beginning of the next phase. I’ll carefully review each offer with you, making sure the buyer is prequalified or preapproved by a reputable lender and that the terms align with your goals.
If the offer comes in lower than expected, there are several ways we can respond. We might counter with a different price or explore other ways to bridge the gap, such as adjusting the move-in date, covering a portion of the closing costs, making certain repairs, or including specific appliances or fixtures. My goal is to guide you through these negotiations with clarity and confidence so you feel fully supported every step of the way.
Once we’ve determined that an offer is acceptable, I’ll go over the proposed contract in detail to ensure everything is in order. This includes reviewing the deposit amount, down payment, financing terms, inspection rights, repair allowances, contingencies, settlement date, and a breakdown of fees and who is responsible for them.
Once all terms have been agreed upon by both parties, the final contract will be prepared and ready for signatures so we can move forward with confidence.
You’ve accepted an offer, and you’re now in the final stretch of your selling journey. Before closing, there are still a few important steps to complete. Depending on the terms of the contract, your home may need to be formally inspected, appraised, or surveyed. There may also be repairs, big or small, that need to be addressed before we can move forward.
I will take the lead in managing this process, coordinating each task, ensuring the correct party covers the cost, and keeping everything on track for a smooth closing. A few days before settlement, I will contact the closing attorney or title company to confirm that all documents and details are in place.
If you haven’t already, this is also the time to make arrangements to move out so the new buyers can take possession as scheduled.
Congratulations. You’ve made it to the final step of the selling journey. Closing day is when ownership of your home is officially transferred to the new buyer. Unless otherwise agreed, you should be fully moved out and ready to bring all keys, garage remotes, and any necessary documents to the closing table.
Before that day arrives, make sure to cancel utilities, cable or internet service, and any recurring lawn or trash pickup services.
