Hillrose Market Is Coming to Downtown Roswell

Downtown Roswell already has a special kind of energy, walkable, historic, and full of restaurants you actually crave. Now the city is taking a big swing to expand that walkable core with a major redevelopment project near City Hall.

In October 2025, Roswell leadership approved key design and sign plan documents for the Hill Street Mixed Use Development, described as one of the most significant downtown redevelopment projects in decades. 

Hillrose Market is a new mixed use village coming to Downtown Roswell. It is planned on the site of the former Roswell Police Department headquarters at 39 Hill Street, after the department moved to the new Public Safety Headquarters on Holcomb Bridge Road.

The basics

This project is positioned as one of the most significant downtown redevelopment efforts in decades. The vision is to transform underutilized property into a lower density, more balanced mixed use district that supports downtown’s long term vibrancy.

What’s planned

According to details shared publicly, the revised plan includes:

  • 75,000 square feet of commercial space (retail, restaurant, office) 

  • 143 apartments and 16 townhomes 

  • 510 parking spaces, including a new 370 space shared use parking deck 

  • Public green space and a promenade 

The city has also highlighted projected impacts such as job creation and tax digest growth connected to the project area. 

Timeline to watch

The published timeline points to:

  • Late 2025 or early 2026 for site prep and demolition 

  • Expected certificates of occupancy around November 2027
