That thinking made more sense in a different market. In North Atlanta, and in Roswell specifically, buyer activity does not simply stop when May ends. It shifts.
Summer brings its own wave of motivated buyers. Families who need to be settled before school starts in August. Professionals relocating to the Atlanta area who are using June and July to tour homes and make decisions. People who were not ready in the spring but are ready now.
These buyers are serious. They are not casually browsing. They have a deadline, and that deadline works in your favor.
What June looks like for sellers in Roswell

If you want to list in early July, here is a realistic picture of how to use June well.
Start with a strategy conversation. Before you spend money or energy on anything, sit down and talk through what your home is actually worth in today's market, what buyers in your price range are looking for, and what preparation makes the most sense given your timeline and goals.
Focus on high-impact preparation. Fresh mulch, pressure washed surfaces, a clean and decluttered interior, touch-up paint, updated lighting. These things move the needle with buyers. A full kitchen renovation does not always make sense at this stage. A thorough deep clean and thoughtful staging often does.
Schedule photography early. Professional photography, video, and any additional media should be lined up before the home is ready, not after. You do not want to be waiting on a photographer when your home is show-ready.
